In traditional design-bid construction methods, you as the hiring person must select an architect/designer, have a bidding party for contractors, select your contractor(s) and then you’ll still have to act as a middleman for every aspect of the project. The design-build methodology works as a cohesive team. You, along with the design-build firm work in concert every step of the way. This teamwork fostering method ensures open lines of communication and everyone knowing what the other is doing.

Budget

With bids coming in from multiple streams, traditional construction fees can soar significantly above what the project should actually cost. Because the total cost of a design-build project are settled during the planning phase, you’ll know what the cost will be and may even get some of your money back if the project comes in under budget. You may also wish to use the overage to improve upon the initial scope of the project.
